“What is all involved in the custom home building process?” is one of the most asked questions we get at Tycon Building Solutions. We want to provide a broad overview of what you can expect when you begin your home-building journey.
You are ready for the next steps!!! After you have purchased the land and determined where to build your dream home. The initial stages can be some of the most exciting and crucial steps in the home-building process. This blog highlights the general steps in the home build process, but please note this is not an exhaustive list. Each custom home is unique, and there could be additional steps in the process and steps involved with your build. In general terms, the home building process can take anywhere from 11+ months for completion, based on the size and location of your home build.

Consultant Phase
Once you have reached out to Tycon Building Solutions, you will begin the consultant phase, in the home building process. The consultants involved in this phase include architects, designers, engineers, and land surveyors. In a previous blog post, we shared things to consider when hiring a designer and architect.
The consultant phase is where the plans for your dream home will be created. This process of completing and finalizing plans regarding your future custom home can take approximately 2-4 months.
Permitting Phase
Now the waiting game begins. The permit process is one of the least glamorous stages of the home building process. Work on your custom home will not start until final permits have been granted. The permit process begins with submitting the request and including the plans for your custom home. Waiting for final approval can take about 4-12 months depending on the municipality.
Excavation/ Foundation/ Backfill
Once the permits have been approved you are ready to break ground so the excavation can begin. But wait! Make sure you have the proper COC insurance in place. Within this stage, you can expect a hole to be dug for the foundation and gravel to be laid for a base to build on. Geotechnical engineers are involved in the excavation process to ensure that the materials are adequate to build on. The surveyors will lay out the hole on the property to ensure that you are digging in the correct location. Once the hole is dug, the surveyors will pin the exact location for your forming contractor to install the footings and foundation. Tycon Building Solutions works with some of the most experienced companies that provide these services locally throughout the Fraser Valley. The foundation process is an important stage and usually takes approximately 2 – 6 weeks to complete depending on the size of the home. During this stage, a client will identify any special orders required for this home build, and the building timeline will be finalized.
If the house plans include a basement, ensure your floor system is in place and sheeted before backfilling. This is essential before starting to backfill the hole made during excavation. You will risk the foundation walls collapsing and caving in if these steps are not followed.
Framing/ Rough-In Phase
Framing is now ready to begin, and the structure of your home will start to form. It is during the framing phase that the floors, walls, rooms, and roof lines are all built. Following framing, the roof will be built, and the rough-in stages will occur. The rough-in stage includes plumbing, HVAC, SMART home features and electrical. During this phase, the interior design and landscape plans are finalized, all the appliances ordered, and the sizing confirmed and solidified.
Finishing Phase
This finishing phase usually gets a lot of attention, as one of the final stages of the home-building process. It is where all your dreams come to reality. It is the “seen” parts of the home. This stage includes:
- Drywall
- Priming
- Painting
- Finishing the interior
